When Martin and Rebecca Kay spotted an empty former pub in the Buckinghamshire village of Tingewick, they decided to risk buying it.

The Kay's have had their offer on the property accepted and plan to renovate it within a strict budget. But it is going to need a lot of work doing to it to turn it into a cosy home, and on a tight budget it won't be easy.

Experienced renovator, Jules Hudson advises Rebecca and Martin on the best way to tackle the transformation, which in their case would be to carry out the work in phases.

To give Rebecca and Martin a good idea of how these types of renovations can work he introduces them to some homeowners who are successfully tackling their own builds in this way, including a 15th century manor, with its adjacent coach house.
