In this episode Joe meets retired couple Rod and Jill Boulderstone, who plan to downsize by doing up an empty property in need of some serious attention. They have jumped in the deep end by rescuing a crumbling cottage on the island of Anglesey which has been empty for decades. Joe takes them to get advice from a couple who inheritated a derelict farm building and transformed it into a much-loved family home.

We learn about an exciting development project that is underway in Dartford to rescue a listed former hospital building and secure a new future for it. We also follow the daily work of one of the UK's empty property officers.
